All too often, it’s the shiny features that pull us into a home: granite countertops and gleaming new appliances in the kitchen. Oh, and a walk-in shower highlighting beautiful mosaic tiles in the master bathroom.

But don’t fall in love too fast.

There’s more to a house than what first meets the eye. You don’t want to be stuck living in a money pit when you thought you were buying something move-in ready.

But how are you supposed to know if a house has foundation problems? Or faulty wiring? Defective piping? What about hidden problems you haven’t even considered?

Two words: home inspection.

It’s imperative that you get the house inspected as soon as you sign the purchase agreement, no matter if you’re buying a fixer-upper or brand-new digs. (Before you sign the contract, make sure the final purchase is contingent on the inspection findings.)

Case in point: I actually bought my last property from a housing inspector. But I hired my own inspector anyway. My inspector verified that the house was in as good a condition as any he’s inspected. It was worth every penny to have that peace of mind — especially after having just sold a money-pit home myself.

How do you find a good inspector?

When you hire a Canton GA home inspector, you also need to ensure that the inspector isn’t cutting corners, signing off on a job not well done.

Bruce Ailion, an Atlanta real estate agent and attorney, says homebuyers should be able to get a good recommendation from their agent: “I always recommend three inspection companies and ask the buyer to interview and review each and make a choice.”

Ailion says you can also go through the American Society of Home Inspectors to find someone with “professional training and credentials.”

Educate yourself

Go from being in the dark to in the know with this handy list — but don’t take this list as a reason to cut out the inspector to do it yourself. (You can’t exactly be objective when picturing yourself in that mosaic-tiled shower.)

Here are Cincinnati/Northern Kentucky real estate agent Paul Sian’s not-to-be-missed areas:

Heating and cooling
Roof
Foundation
Plumbing
Electrical systems
Keep in mind that home inspectors can offer you only “an opinion, and sometimes their opinion suggests you seek a professional opinion,” says Sian.

Along those lines, Brent Cumberford, a real estate investor and developer, says he prefers to hire “a licensed contractor to inspect the heating/cooling, electrical, foundation/structural, roof, and plumbing.”

It costs him more upfront, but he says this method has saved him money in the long run.

Heating and cooling: These systems have a limited life span, usually between 10 and 20 years — if they’ve been maintained well. Your home inspector should let you know whether there are problems or defects or whether the systems have exceeded their design life.

The roof: Leaky roofs cause water damage. Water damage causes mold. And mold is a serious health hazard. Make sure you get a roof report.

Las Vegas real estate broker Rob Jensen says, “Your general home inspector does not usually get on a roof, check flashing, etc.” He recommends you hire a roof specialist.

The foundation: Some of the worst problems you can face are in the foundation. If the house is sinking, there is probably water collecting near the foundation, there are cracks in exterior walls, windows that stick, and floors that sag — Houston, there’s a problem. And it’s probably an expensive one.

Make sure your inspector checks all those areas. The more grading you need to do from a bad foundation, the more it costs.

Plumbing: The inspector is mainly looking for leaks or signs that water has been dripping from pipes, such as corrosion and stains on the bottom of the cabinet. Warped floors are another indicator of problematic plumbing, as are stains on walls and ceilings.

Electrical: If there’s an electrical problem, there could be serious ramifications, so make sure the inspector checks the wiring.

Hint: Wires and cables hanging from boxes that scream DIY job are not what you want. But other problems might not be as obvious, which is the reason your home inspector should carefully check the electrical system.

It’s your decision

At the end of the day, the inspector shouldn’t tell you whether you should buy the house. A home inspector is like what a news reporter is supposed to be: objective and reporting just the facts.

Ultimately, you must decide whether the problems found with the house are deal breakers. Few homes yield a perfect inspection, but heed what Rob Jensen says: “A home inspection report can sometimes scare buyers into thinking the home is a lemon when it’s really not.”

One final tip from Rhonda Duffy, a real estate expert and consumer advocate:

“It can be useful for the buyer to hang out while the inspector performs the inspection. Often the inspector will point out little tidbits or maintenance tips that might not make it into the report.”

How to sell a FedEx Route

Today marks a major milestone for FedEx contractors system wide, as FedEx transitions its remaining U.S. districts to the ISP model. This will be great for business and offer longer contract terms for contractors. The big take away for potential buyers is you have to own at least 5 routes or hit the 500 stop threshold, numbers are lower at rural areas.

Since 1985, FedEx Ground has successfully contracted with thousands of independent businesses to deliver outstanding customer experiences. Today, we are announcing an important step forward. FedEx Ground will transition its remaining U.S. districts to the Independent Service Provider Agreement (ISP Agreement). All U.S. P&D contracted service providers (CSPs) will operate under an ISP Agreement by the end of May 2020. This move will provide competitive advantages and will enable FedEx Ground to stay ahead of evolving market trends. The explosive growth of e-commerce and the demands of customers for differentiated service have created a mandate for increased service capacity and operational flexibility to serve both commercial and residential markets. Experience shows that businesses operating under an ISP Agreement can better adapt to these dynamic market conditions and customer expectations.

Transition timeline and options
All U.S. districts in non-ISP states will transition to the ISP Agreement by the end of May 2020. Several districts will transition each year, beginning summer 2016, in waves based on district-specific timelines. A tentative schedule of district transitions will be on MyGroundBiz.com in February, with dates subject to change based on market or regulatory needs. A transition generally takes between 12 and 24 months to complete.

Once a district-wide transition begins, all P&D and Home Delivery Operating Agreements in the district will be non-renewed, and CSPs will have the option to pursue an ISP Agreement, or assign or transfer their service areas and pursue other opportunities. Separate options will be available for CSPs that provide spotted trailer service under a P&D Operating Agreement. CSPs will have ample time to review options and decide the best path forward.

ISP Agreement and contracted service areas

An ISP Agreement is a negotiated contract between a CSP and FedEx Ground that includes a range of financial and non-financial terms unique to the CSP’s business and contracted service area, with a term of up to three years. Tenets of an ISP Agreement also include:

Generally larger, stop-based “contracted service area” (CSA)
Optional vehicle and apparel Brand Promotion
Right to decline package volume in certain circumstances
CSAs are larger and/or denser than traditional primary service areas (PSAs). For transition purposes, a CSA is an agreed-upon combination of Ground and/or Home Delivery PSAs operating out of a single station, co-location or close-location designated by FedEx Ground, contracted by a CSP operating at “minimum transition scale.” Minimum transition scale is a defined number of PSAs or P&D stops. While generally 5 PSAs or 500 stops, minimum scale may be lower in smaller stations as designated by FedEx Ground.
Among other operationally-driven agreement terms and regulatory obligations, greater service continuity and contingency planning provisions are hallmarks of an ISP Agreement. A key objective is a mutually beneficial vendor relationship that promotes efficient daily operations and smart business growth.

Opportunity for overlap of Ground and Home Delivery stops

CSPs forming their first CSAs under an ISP Agreement have a pivotal opportunity to contract for geographically overlapping Ground and Home Delivery PSAs. Overlapped stops generally create denser service areas, enabling more efficient use of vehicles, fuel and personnel. Customers benefit from operational flexibility to meet their needs and from the convenience of Monday-through-Saturday service. Network resources, such as co-locations and P&D systems, are being aligned to better support these six-day operations.
In recognition of these dynamics, the amount of Ground and Home Delivery overlap in a CSA will be a positive differentiator for CSPs moving forward. FedEx Ground may consider the mix and overlap of stops as a factor in future contracting. Additional considerations can also include the capacity of the business and its vehicles to handle anticipated volume, especially with rising residential pickups and deliveries.

For CSPs interested in creating more overlap as they pursue minimum transition scale or move to negotiate an ISP Agreement, district operations engineering specialists (DOES) will be available to help measure overlap across existing PSAs. FedEx Ground is committed to working with businesses to achieve mutually beneficial outcomes.
ISP Agreement negotiations
Once minimum scale is met and other conditions are satisfied, negotiations begin, electronically and by phone, between CSPs and FedEx Ground negotiators. Each side has ample time to submit and evaluate proposals and counter-proposals to reach a final agreement. Negotiations typically last four to six weeks.
Available incentives

Incentives are available to eligible CSPs after each district’s transition is announced, regardless of ultimate execution of an ISP Agreement, to include:
Financial transition incentives in exchange for executing a Limited Release and Operating Agreement Modification

Financial growth incentives for acquiring eligible PSAs

CSPs that consider acquiring PSAs before growth incentives are offered in their district may also consider that FedEx Ground will continue to offer Enhanced Contractor Customer Service and Service Capacity Settlement for the remainder of the terms of existing Operating Agreements.
